Yorkshire Rose House
Yorkshire Rose House has a more traditional feel than the other cottages on site, as this was the original farmhouse building before the conversion into holiday cottages. The house compromises of six bedrooms, five first floor and one ground floor, and sleeps up to 18 guests in total. The first floor has one family bedroom containing one king size bed and two single beds, one family room containing one double bed and two single beds, two family rooms containing one double bed and one single bed and one double bedroom containing one double bed. On the ground floor there is an additional double bedroom. The property has one first floor bathroom containing walk in shower, basin and W/C. The ground floor area has two shower rooms; the first containing two shower cubicles, basin and W/C and the second containing one shower cubicle, basin and W/C

Early arrivals can be requested approximately 1-2 weeks prior to your arrival date. Please send us your requested check in time when returning our updated arrival information email we send out to you prior to your stay. We will try our best to accommodate your needs, however we cannot guarantee it will be possible
All departures are by 12noon, unless stated otherwise by us. In some cases departure time may be earlier if we have arrivals the same day. If you specifically request a late departure, the same rule would apply as with early arrivals. You are however welcome to leave vehicles on site during your departure day should you wish to visit York City Centre, returning later in the day to collect.
Upon receiving your booking confirmation via email, a deposit of 25% of the total accommodation cost is due within the next 7 consecutive days. The remaining balance for your accommodation, and also the cost for any added extras, will be due 4 weeks prior to your arrival date. You can call the office to make payment by debit or credit card. Debit card payments incur an additional charge of £2.00 and credit card payments incur an additional charge of 3%. Alternatively you can make an internet transfer. Full details will be listed on your booking confirmation email.
We will require a pre-authorisation of your credit card approximately 4 days prior to your arrival, for up to £200.00 per cottage booked, to cover any incidentals or extra charges which may occur during your stay. For bookings with more than one cottage, a different card per cottage may be used unless you are happy to use the same card for each. Please be aware that this is not an extra charge and will not affect the cost of your booking. No money will be debited from your account, it is simply to verify your card details to ensure us that we are able to process a payment should there be any damage following your stay. Should you wish to cancel your booking, we must be notified in writing by the lead guest whose name the booking is under. On receipt of your written cancellation the following charges will apply; more than 28 days prior to your arrival date 25% of the total cost, 28-14 days prior to your arrival date 50% of the total cost, less than 14 days prior to your arrival date 100% of the total cost. For all cancellations at any time after booking the deposit is non-refundable.
We provide all bed linen and one bath towel per person. Please note we do not provide additional towels for use of the hot tub. Please bring your own towels.
High chairs and cots can be provided free of charge upon request.
Further amenities include; washing machine, dishwasher, range style duel fuel cooker, microwave, kettle, toaster, fridge freezer, colour TV, DVD player, CD player, iron and ironing board. The kitchen is fully equipped for a self-catered stay including all pots, pans, cutlery, crockery, glasses, mugs, washing up liquid, dishwasher tablets, tea towels, kitchen roll, toilet rolls, bin liners and hand soap. Tea, coffee and sugar sachets and milk pots are also provided for a welcome drink only.
